2 BHK Interior Design Cost in Pune (2026): Real Prices, Room by Room
A full 2 BHK interior in Pune costs ₹6–18 lakh in 2026, and most families land between ₹8 and ₹12 lakh. Here is what each rupee buys, room by room, with a line-by-line sample quote.

A full 2 BHK interior in Pune costs ₹6–18 lakh in 2026. Most families land between ₹8 and ₹12 lakh. That number covers a modular kitchen, wardrobes in both bedrooms, beds, a TV unit, false ceiling, electrical work and painting. Where you land inside the range depends on three things: how many running feet of carpentry you build, what the core board is, and which hardware brand goes inside it.
Most pages ranking for this question give you one line per BHK, or a range so wide it is useless. This one is only about 2 BHKs. It has room-by-room prices, a line-by-line sample quote for a real-sized Pune flat, the per sq ft maths most quotes skip, and the costs that are usually left out. For 1 BHK to 4 BHK side by side, see our full Pune interior cost guide.
2 BHK interior cost in Pune at a glance
These are full-home turnkey ranges for a standard Pune 2 BHK of 650–750 sq ft carpet area. They include design, materials, carpentry, false ceiling, electrical, painting and installation. They do not include sofas, mattresses, curtains, appliances or decor.
| Package | Total cost | Per sq ft (carpet) | Core material | Hardware |
|---|---|---|---|---|
| Essentials | ₹6–8 lakh | ₹850–1,150 | BWR ply, BWP in kitchen; laminate | Indian soft-close hinges and channels |
| Mid-range | ₹8–12 lakh | ₹1,150–1,700 | BWP ply in wet areas; laminate + acrylic | Imported soft-close, tandem drawers |
| Premium | ₹12–18 lakh | ₹1,700–2,500 | BWP throughout; PU, veneer or acrylic | Top-tier imported, full-extension drawers |
What each budget actually buys
Essentials: ₹6–8 lakh
- L-shaped or straight modular kitchen in BWP ply with 1 mm laminate shutters and a granite counter
- Hinged wardrobes in both bedrooms, laminate finish, with a loft
- Two beds with box storage, a TV unit and a small shoe cabinet
- Gypsum false ceiling in the living room only, with downlights
- Basic electrical changes and a fresh coat of emulsion throughout
Right for a rental, a first home on a tight budget, or a flat you plan to upgrade in a few years. The carpentry will last if the board is genuine. What you give up is finish and detail.
Mid-range: ₹8–12 lakh
- Kitchen in BWP ply with acrylic or high-gloss shutters, tandem drawers and a tall unit
- Wardrobes with a laminate and acrylic mix, internal drawers and a mirror or dresser
- Hydraulic storage beds, a TV wall with panelling, crockery unit, foyer shoe storage and a study table
- False ceiling in the living room and master bedroom, with cove and profile lighting
- Electrical point changes planned around the furniture, and premium emulsion paint
This is where most Pune 2 BHKs land and where the money goes furthest. The jump from essentials is mainly better hardware, better shutters and a ceiling with real lighting design. See our false ceiling guide for where a ceiling is worth it.
Premium: ₹12–18 lakh
- Kitchen with PU or acrylic shutters, quartz counter, top-tier imported fittings and corner solutions
- Sliding or handleless wardrobes with profile lighting and full internal organisers
- Wall panelling, a feature TV wall, a designed foyer and a bar or display unit
- False ceiling in every room, layered lighting and smart switches
- Texture or designer paint on feature walls
Worth it if you will live in the flat for ten years or more, or if you are finishing a premium project in Baner, Balewadi or Kharadi to match the building. See our completed projects for what each level looks like built.
Room-by-room cost of a 2 BHK in Pune
This is where the total comes from. Each row is a typical range for a 650–750 sq ft carpet 2 BHK. Nobody picks the top of every row, which is why the totals round into the bands above.

| Modular kitchen (L-shaped, 12–14 ft) | ₹1.6–2.2 lakh | ₹2.4–3.2 lakh | ₹3.6–5 lakh |

| Total (rounded) | ₹6–8 lakh | ₹8–12 lakh | ₹12–18 lakh |
The kitchen and the two wardrobes together are about half the bill at every level. If you need to save money, that is where to look. Our modular kitchen price guide breaks the kitchen down by layout and finish.
Sample quote: a 720 sq ft 2 BHK in Wakad
Ranges are useful, but a quote is what you will actually compare. Below is a worked example of how we would price a mid-range 2 BHK of 720 sq ft carpet area in a new Wakad society. It is an illustration built from our standard rates, not a specific client’s bill. Your quote will differ with layout and choices.
| Item | Specification | Qty × rate | Amount |
|---|---|---|---|
| L-shaped kitchen | BWP ply, acrylic shutters, soft-close tandem drawers | 13 ft × ₹22,000 | ₹2,86,000 |
| Master wardrobe | BWR ply, laminate + acrylic, 8 × 7 ft + 2 ft loft | 72 sq ft × ₹1,900 | ₹1,36,800 |
| Second wardrobe | BWR ply, laminate, 6 × 7 ft + 2 ft loft | 54 sq ft × ₹1,800 | ₹97,200 |
| Beds | Queen size with hydraulic storage | 2 × ₹42,000 | ₹84,000 |
| TV unit | 9 ft wall panel with closed storage | Lump sum | ₹72,000 |
| Foyer and crockery | Shoe cabinet and crockery unit | Lump sum | ₹58,000 |
| Study and dresser | Study table in bedroom 2, dresser in master | Lump sum | ₹45,000 |
| False ceiling | Gypsum, living + master bedroom | 340 sq ft × ₹85 | ₹28,900 |
| Ceiling lighting | Cove strip, profile light, 22 downlights | Lump sum | ₹36,000 |
| Electrical | New and shifted points, wiring | 30 points × ₹1,800 | ₹54,000 |
| Painting | Putty touch-up, primer, premium emulsion | 2,300 sq ft × ₹28 | ₹64,400 |
| Site costs | Transport, debris removal, deep clean | Lump sum | ₹35,000 |
| Subtotal | ₹9,97,300 | ||
| GST at 18% | If quoted separately | ₹1,79,514 | |
| Total with GST | ₹11,76,814 |
That subtotal is ₹1,385 per sq ft of carpet area, the middle of the mid-range band. Two things to notice. First, GST alone moves the number by ₹1.8 lakh, so a quote "without GST" is not cheaper. Second, the kitchen rate is per running foot and the wardrobe rate is per sq ft of front face. If two studios quote in different units, convert them before you compare. Our guide on how to choose an interior designer covers what a fair quote should show.
Price per sq ft: why most online rates don’t add up
You will see 2 BHK rates quoted anywhere from ₹800 to ₹3,600 per sq ft. Most of that spread is not price. It is different area definitions. Here is the same ₹10 lakh project measured three ways for a typical Pune 2 BHK.
| Area basis | Typical Pune 2 BHK | ₹10 lakh project works out to |
|---|---|---|
| Carpet area (RERA) | 700 sq ft | ₹1,430 per sq ft |
| Built-up area | 820 sq ft | ₹1,220 per sq ft |
| Super built-up area | 1,050 sq ft | ₹950 per sq ft |
Per sq ft is also a weak way to price interiors at all. A flat with four wardrobes and a crockery unit costs more than one with two wardrobes, even at the same area. Use per sq ft only as a sanity check. Compare quotes on running feet of carpentry and the line items behind it.
2 BHK interior cost by Pune locality
Labour and material rates barely change across Pune. What changes by area is the flat itself: its size, what the builder hands over, and how strict the society is. These are the spends we typically see for a full 2 BHK in each part of the city.
| Area | Typical 2 BHK carpet | What is usually different | Typical spend |
|---|---|---|---|
| Hinjewadi, Wakad, Tathawade | 650–750 sq ft | New launches; builder kitchen platform often reworked | ₹7–11 lakh |
| Punawale, Ravet | 620–720 sq ft | Compact layouts; storage-led design | ₹6–10 lakh |
| Baner, Balewadi, Aundh | 750–900 sq ft | Premium projects; higher finish expectations | ₹9–16 lakh |
| Kharadi, Viman Nagar, Magarpatta | 700–850 sq ft | Mix of new and resale; stricter society rules | ₹8–14 lakh |
| Wagholi, Hadapsar | 600–720 sq ft | Value-focused; often first homes | ₹6–9 lakh |
| Kothrud | 600–800 sq ft | Mostly resale; civil and rewiring work common | ₹8–14 lakh |
| Pimple Saudagar, Chinchwad | 650–750 sq ft | Family homes; more storage, puja unit | ₹7–11 lakh |
One Pune-specific detail moves the number more than most people expect. Many new flats come with a granite kitchen platform and sink already fitted by the builder. You can build the modular kitchen around it, which saves ₹30,000–60,000. Or you can break it out for a full modular kitchen, which gives a better result but adds demolition and re-plumbing. Decide this at the first site visit, not after the design is done.
New flat vs resale 2 BHK
A new flat from the builder usually needs only interiors. A resale flat, especially one more than ten years old, often needs work before the interiors can start. Budget for these on top of the bands above.
| Resale extra | Typical cost | When it is needed |
|---|---|---|
| Removing old woodwork | ₹20,000–50,000 | Old wardrobes, lofts or kitchen to come out |
| Rewiring | ₹40,000–80,000 | Aluminium wiring, or no earthing on sockets |
| Bathroom waterproofing | ₹25,000–40,000 per bathroom | Damp patches on the walls next to the bathroom |
| Plumbing changes | ₹20,000–40,000 | Old GI pipes, low pressure, kitchen sink moving |
| Floor and wall tile repair | ₹30,000–1 lakh | Hollow or cracked tiles, or an outdated kitchen dado |
| Door and frame replacement | ₹12,000–20,000 per door | Swollen or termite-damaged frames |
All told, a resale 2 BHK usually needs ₹1–3 lakh more than the same flat new. A good site visit finds all of this before the quote, not halfway through the work. Our turnkey service covers the civil, electrical and plumbing side as well as the carpentry, under one contract.
Six things that move a 2 BHK price
1. Running feet of carpentry
This is the biggest lever. Two 2 BHKs of the same size can differ by ₹3 lakh purely on how much built-in storage they get. A full-height wardrobe wall, a crockery unit and a study desk all add running feet. Decide what you truly need stored before design starts.
2. Core material
BWP plywood to BIS IS:710 in the kitchen and bathrooms, and BWR (IS:303) elsewhere, is the sensible Pune standard given the monsoon humidity. Particle board and MDF quote cheaper but do not survive moisture. Our plywood vs MDF vs particle board guide explains where each is acceptable.
3. Shutter finish
Laminate is the baseline. Acrylic and high-gloss add around 15–25% to a unit. PU paint and veneer add 30–50%. Mixing them wisely, such as acrylic only on the kitchen wall units, gets most of the look for a fraction of the cost.
4. Hardware brand
Hinges, channels and lift-ups are a small share of the bill but decide how the furniture feels in year five. Moving from Indian soft-close to imported soft-close hardware adds roughly ₹40,000–70,000 across a 2 BHK. Top-tier imported ranges add more again.
5. False ceiling scope
A ceiling in the living room only is around ₹40,000 with lights. Every room with cove and profile lighting can reach ₹1.2 lakh. Most 2 BHKs get the best value from the living room plus the master bedroom.
6. The builder’s kitchen platform
As above: keeping it saves money, while breaking it out costs more and gives a better kitchen. This single decision can swing the kitchen line by ₹50,000 or more.
Costs most 2 BHK quotes leave out
A quote that looks far cheaper than the bands above is almost always a smaller scope, not a better price. Check for these before you compare.
- GST at 18%, which is ₹1–2 lakh on a typical 2 BHK
- Electrical points and wiring changes, often written as "as per actuals"
- Lights and fittings inside the false ceiling, separate from the ceiling itself
- Painting, sometimes left to the owner
- Chimney, hob, sink and tap, which are often excluded from the kitchen price
- Loft shutters above wardrobes, priced separately by some studios
- Society interior deposit and NOC charges, commonly ₹10,000–50,000 refundable
- Debris removal and final deep cleaning
- Loose furniture: sofa, dining table, mattresses and curtains, typically another ₹1.5–3 lakh
How to bring a 2 BHK budget down without regret
- Keep the BWP core and save on shutters: laminate instead of acrylic saves 15–25% on a unit
- Use lofts above wardrobes instead of extra full-height units, which costs less per cubic foot of storage
- Limit the false ceiling to the living room and master bedroom, saving ₹30,000–50,000
- Build around the builder’s kitchen platform if it is in good shape, saving ₹30,000–60,000
- Use open shelving in the second bedroom or study, saving 10–15% on that unit
- Phase it: do the kitchen, wardrobes and electrical now and leave panelling and decor for later
- Do not save on hinges and channels. They are cheap to get right and expensive to replace
Before any of this, work through our 2 BHK interior checklist. Late decisions cost more than any material upgrade.

Frequently asked
How much does 2 BHK interior design cost in Pune?
A full 2 BHK interior in Pune costs ₹6–8 lakh at essentials level, ₹8–12 lakh mid-range and ₹12–18 lakh premium in 2026. That covers a modular kitchen, two wardrobes, beds, a TV unit, false ceiling, electrical and painting. Most families land at ₹9–11 lakh.
What is the per sq ft cost of 2 BHK interiors in Pune?
About ₹850–1,150 per sq ft of carpet area for essentials, ₹1,150–1,700 mid-range and ₹1,700–2,500 premium, on a typical 650–750 sq ft carpet 2 BHK. Quoted against super built-up area the same project looks 30–40% cheaper per sq ft, so always ask which area a rate is based on.
Can I do a 2 BHK interior in ₹5 lakh?
You can do the essentials: a straight or L-shaped laminate kitchen, two wardrobes and a TV unit come to roughly ₹4–5 lakh. A full home at that budget means skipping the false ceiling, beds and most loose items, or phasing them later. See the budget section for where to cut.
What is included in a full 2 BHK interior?
Usually a modular kitchen, wardrobes in both bedrooms, two beds with storage, a TV unit, a shoe cabinet and crockery unit, false ceiling with lighting, electrical changes and painting. Sofas, mattresses, curtains, appliances and decor are normally outside the price. Check our 2 BHK checklist for every decision to make first.
How long does a 2 BHK interior take in Pune?
Plan for two to three weeks of design and approvals, then eight to ten weeks on site from design sign-off to handover. Resale flats with civil work, or societies with tight working hours, can add a week or two.
Is a resale 2 BHK more expensive to do up than a new flat?
Usually by ₹1–3 lakh. Older flats often need rewiring, bathroom waterproofing, removal of old woodwork and some tile or plumbing repair before new interiors go in. A new flat from the builder rarely needs any of that.
Does the 2 BHK interior cost include GST?
It depends on the studio. Interior works attract 18% GST, and some studios quote inclusive while others add it at the end. On a ₹10 lakh project that is a ₹1.8 lakh difference, so confirm it in writing before comparing quotes.
Do I need society permission for interior work in Pune?
Almost always. Most Pune societies ask for a written NOC, fix working hours (often 9 AM to 6 PM, no Sundays), control lift use for material, and take a refundable interior deposit, commonly ₹10,000–50,000. Get the rules in writing before the schedule is fixed.
